At SPPM, we handle the entire rental process from start to finish. Our dedicated team matches guests to your vacation rental, manages inquiries, handles payments, provides directions, and offers a 24/7 emergency line for guests. This means you can relax while we take care of everything.

SPPM charges a commission fee based on room revenue, with a revenue split of 60/40 in favor of Owners. We do not impose extra fees for onboarding or startup. Additionally, we offer additional services for a fee, including staging and design, as well as maintenance. To ensure your property meets high guest satisfaction and management standards, our team conducts a comprehensive inventory assessment. Your vacation rental should be furnished with an ample supply of cooking utensils, plates, glassware, and other essentials suitable for the maximum occupancy. Essential appliances, functional internet, at least one television, and washer/dryer facilities are also necessary.

Safety supplies, including fire extinguishers, operational fire alarms, a first aid kit, and flashlights, must be readily available and clearly marked. Optional amenities such as bicycles, games, additional streaming-capable televisions, pool tables, etc., can enhance the property’s appeal to attract repeat guests.

We leverage our purchasing power and operational efficiencies to secure lower product costs for various supplies, such as coffee, laundry detergent, paper products, bath amenities, linens, towels, and more.

We have established systems to ensure an exceptional experience for all stakeholders, including guests, owners, and team members. Regular reporting keeps everyone informed.

We maintain financial stability by keeping owner rental revenue separate from operating capital. We employ top-tier software solutions for accurate financial reporting and performance tracking.

We implement proven sales and marketing strategies, including listing on top vacation rental sites, digital and social media ad campaigns, email database marketing, a direct booking site with no additional commissions, and building relationships with local chambers and Destination Marketing Organizations (DMOs). Additionally, we provide support in areas such as professional real estate photography, custom listing copywriting, rate research, revenue management, online booking setup, and digital guest guidebooks.

We have a strong network of professional service providers, covering areas such as online reservations, housekeeping, maintenance, and various other resort needs.

We are dedicated to sustainable environmental practices, including enhanced recycling programs, energy-efficient lighting, water-saving fixtures, and the use of environmentally sensitive cleaning products. We are open to collaborating with owners to enhance their rental properties in this regard.

Through our digital Owner Portal, you can reserve the dates you wish to use your vacation property. Once you’ve made your selections, we work to rent out the remaining dates. Offering more weeks during peak periods can result in more profitable rentals.
